12 - 2. Spoke to Frank. Master bathroom is antiquey, the bathroom sink hot water tap valve on wall is leaking. Said that it's a fancy brass one that could be rebuilt. Also has toilet with a valve that we put in, vintage valve, occasionally a solid matter in pipe that gets into valve and keeps it leaking a bit, but then goes away, said it probably just needs to be flushed. Also in other bathroom, we rootered the drain before and it's getting slow again, please rooter again. Provide pricing for everything before performing any work 🙂

They think their blower motor bearing are wearing out, it sounds like they're in a factory. they are aware of the $158 diagnostic fee. Please get approval on any other pricing BEFORE performing any work.

He thinks he might have a 40 gallon but isn't sure, thinks he needs something bigger, that will fill up the w/h cabinet, this one seems too small. He would also like you to check his kitchen faucet as well, needs to be replaced.

She just wants the HVAC checked out, they had an inspector out that said the vent wasn't venting right. Specifically said: Loose exhaust vent connected, needs to be serviced immediately. Check that out and do a full inspection. Quoted her $158 that will go towards repairs, so if it is more than this, just get approval before doing work please.

TENANT IN PROPERTY WILL NOT BE HOME BUT WE DO HAVE PERMISSION TO ENTER THE UNIT. PLEASE TAKE PICTURE OF WHAT CAUSED DRAIN TO CLOG UP. The shower drain is backed up and not draining properly, nothing else is affected as far as they know.
