She's thinking because it's an old toilet, she might need an estimate to just go ahead and completely replace the toilet, but she would like to see repair options as well if it's possible to be repaired. Please get approval on any pricing BEFORE performing any work!

10 - 12. NET 30. Spoke to Lisa (tenant) to schedule. She will be on-site. This is one of Geoff Hamill's properties. Tenant said: "We notice the downstairs bathroom is not flushing properly and is leaking around the outside of the toilet on the side and is now not draining when flushing with deposits of black residue at the bottom of toilet. We tried plunging we tried auger and still no success, looks like it might be coming from the pipes water is grayish blue." She also mentioned that under the sink, and even the kitchen water leaks, she thinks something might be wrong with the piping in general.
