Per work order: My sink is draining very slow I've tried draino but it's just getting slower. Maintenace limit: $500. Per Kelly: You can bill it to us and then we bill back the tenant. But please let us know if the clog or issue is tenant related or tenant caused. (Hair or anything else that isn’t supposed to go down a drain). Please call Kelly for approval of work!

8 - 12. COD. Spoke to Lilia. SPC 137. They just moved in a little over a month ago, AC seemed to be working fine, but past 2 days they put thermostat to 60/62 and it was still really hot, not blowing cold air. She stood over vent yesterday and not blowing much. Doesn't know age but thinks it's under 10 years old. Quoted her $158 for the diagnostic.

2 - 4. Spoke to Shelley. Vacant house, Shelley will be on-site. Bathroom faucet for hot cold tub, can’t get it to stop, does a 360 motion and doesn’t stop dripping. Also the washer dryer hook up leaks, leaks from where hose hooks up to, please look at that as well. Please provide pricing before performing work!

11 - 1. Spoke to Linda. Leak in ceiling not sure where it's coming from. Yesterday found water all over counter, coming from ceiling below the master bedroom, thought it was toilet, not toilet, shut sink off. Sitting in dining room this morning and notice water damage the beam that holds on ceiling and is concerned. Interested in leak detection, please bring and provide pricing before performing work!!

(8-12) Warranty - unit installed in July 2024. Spoke with Douglas. He said that his unit isn't cooling very well, but we just installed it recently. He thinks maybe it needs freon?

2-4. Time requested. Call when in route. I spoke to Charles, their toilet does not stop running, they have to take the lid off and jiggle the chain every time or it overflows.

8 - 12. Spoke to Dana. She would like a maintenance/cleaning on her mini-split unit. Working okay currently but had it for 7 years and hasn't been serviced. Quoted $158 for this. I forgot to get her email if you can collect that while there pleaseee 🙂
